CDD and HOA Fees
There are many considerations for homebuyers when looking to purchase in a gated or golf community. Let’s take a look at two very important fees the CDD and the HOA fees. CDD and HOA fees are often new terms to the prospective homeowner looking to buy a golf home or a home in a gated community.


What is a CDD? CDD means Community Development District. In Florida, a CDD, is defined by State Statutes as to it’s’ purpose and governance. For you, the buyer, it means that there is an extra fee on your tax bill. The fee is the CDD assessment to cover the cost of the infrastructure to build the development. It sometimes includes more than the basic infrastructure such as a pool, recreation facilities and a community center. When purchasing find out how much the CDD is? What the CDD covers? How long the CDD will be assessed? Who governs the CDD? In Florida the CDD amount is usually disclosed on the MLS Listing, on the tax bill, and with a contract Addendum.
