There are many considerations for homebuyers when looking to purchase in a gated or golf community. Let’s take a look at two very important fees the CDD and the HOA fees. CDD and HOA fees are often new terms to the prospective homeowner looking to buy a golf home or a home in a gated community.


What is a CDD? CDD means Community Development District. In Florida, a CDD, is defined by State Statutes as to it’s’ purpose and governance. For you, the buyer, it means that there is an extra fee on your tax bill. The fee is the CDD assessment to cover the cost of the infrastructure to build the development. It sometimes includes more than the basic infrastructure such as a pool, recreation facilities and a community center. When purchasing find out how much the CDD is? What the CDD covers? How long the CDD will be assessed? Who governs the CDD? In Florida the CDD amount is usually disclosed on the MLS Listing, on the tax bill, and with a contract Addendum.

What is an HOA? An HOA means that there is a Homeowners Association. HOA’s in Florida are also defined by State Statute. Homeowners Associations may have defined powers to regulate architectural control. Homeowners Associations may cover basic community costs to detailed homeowner costs. In some communities the Homeowners Association may cover some common ground maintenance with some accounting and may be as little $100 annually. In other communities the HOA may cover cable tv, a security gate, ground maintenance including grass cutting, plant and tree trimming, mulching etc. , repainting and exterior cleaning, and recreation facilities. The cost may be several thousand dollars annually. The buyer should find out how much the HOA is? What it covers? Is it funded adequately? Who enforces the HOA? Who controls the HOA (the developer or the residents)? Have there been any assessments in addition to the HOA? In Florida the HOA is usually noted in the MLS listing and with an HOA Disclosure filled out by the seller.
